Abstract

The construction industry is one of the largest industries in the world. The increase in population will have a huge impact on the future for the construction industry, where currently the majority of the population will live in cities so that the demand for construction will be the highest, making the construction industry have to face various aspects of challenges and problems to maintain its significant growth. In every project implementation practice, there is often a mismatch between planning and actuality on the ground. This difference causes progress and even delays in project implementation time. The problems that occurred in the BAU Extension Building Construction Project at the University of Muhammadiyah Malang which experienced delays in the 7th week of the period 2 - 8 February 2023 amounted to 5.47%, where the planned progress was 27.80% and the actual progress was 22.33%. So in this research, project implementation was accelerated using the Time Cost Trade Off approach with the alternative of adding overtime hours and labor. With the addition of 4 hours of overtime work, the project can be accelerated by 41 days from the remaining 56 project duration with an acceleration fee of Rp. 342,573,342 so the direct costs are Rp. 4,286,581,042.90 of the contract value of Rp. 3,944,007,700.90. With additional workforce, the project can be accelerated by 39 days from the remaining 56 project duration with an acceleration fee of Rp. 18,269,042 so the total direct costs are Rp. 3,962,276,742.90 of the contract value of Rp. 3,944,007,700.90.
