Abstract

The city of Malang can be said to be a city of education because of its many mountains which are of interest to all young people. With so many famous campuses in Malang City, this has resulted in many immigrants filling Malang City. On the other hand, Malang City is the city with the most visitors because the weather in this city tends to be cool. Therefore, a residential place is needed that can meet the needs of the community, whether for educational purposes or for a short stay. This encourages housing developers to build residential areas that are livable and have interesting concepts which then encourage us to carry out housing planning in the Sawojajar area, Malang City. With a land area of 2 ha, we plan to build 137 residential units with details of 2 types of houses and 1 shop house. Type 45 houses are sold for IDR 648,450,000.00, then type 135 houses are sold for IDR 1,465,100,000.00 and type 243 shop houses are sold for IDR 2,108,248,500.00. All housing units that we plan will be sold out within ±5 years, after which we plan the feasibility of investment. The Net Present Value was obtained at IDR 2,809,422,768, the Internal Rate of Return was 17.18%, then the Benefit Cost Ratio value was 1.7%. Based on these results, the project to be carried out is feasible or can be profitable in the future.
