Mortgage Rights are collateral rights imposed on land rights, whether with or without other objects considered as part of the land, for the repayment of certain debts. The government has renewed the service of mortgage rights through Regulation of the Minister of Agrarian and Spatial Planning/National Land Agency Number 5 of 2020. This renewal, marked by the issuance of Permen ATR/BPN No. 5 of 2020, simplifies the process of mortgage rights service by allowing registration to be done electronically. This is a government effort to make it easier for the public in need, so they do not have to go to the local land office.This research is expected to provide a clear picture and scientific knowledge regarding the effectiveness of the implementation of Electronic Mortgage Registration. Specifically, it aims to inform the public about the Authority of the Land Office of Batu City and the Legal Effectiveness in the implementation of Electronic Mortgage Certificate Registration.
