Abstract
Population growth and urbanization in Malang City increase the need for decent and sustainable housing. Land limitations are driving housing expansion into Malang Regency, creating business opportunities for developers. To address this, sustainable design concepts are applied in the planning of housing in Lawang, which include the use of green open spaces and Scandinavian facade design. Technical planning covers basic infrastructure such as roads, drainage and utility networks to ensure comfort and optimal function. Architectural planning focuses on efficient and aesthetically pleasing layouts, as well as the integration of Scandinavian design that emphasizes simplicity and connectedness to nature. Financial planning includes cost analysis and profit projection, with total development cost of IDR 24,128,643,680 and sales target in ±3 years with projected profit of IDR 32,848,965,000. The strategic location of the housing estate in Lawang with good accessibility increases the selling value and demand. The estate includes two types of housing units: type 55/84 for IDR 869,410,000 and type 106/84 for IDR 1,161,105,000, designed to meet the community's need for comfortable and sustainable housing.
