Abstract
This study presents the planning of a 10-story Hotel Mentari building in Ngawi Regency, covering the superstructure, substructure, plumbing system, and cost and time estimation. The design refers to SNI 2847:2019 for reinforced concrete, SNI 1727:2020 for loading, SNI 8153:2015 for plumbing, and SNI 2398:2017 for drainage. The superstructure adopts a dual structural system that satisfies strength, stiffness, and detailing requirements. Beams, columns, slabs, stairs, and shear walls are capable of resisting the governing load combinations. The Strong Column– Weak Beam principle ensures ductile and controlled seismic performance without significant irregularities. The substructure utilizes pile foundations combined with pile caps. The pile bearing capacity is adequate against axial loads, while pile caps meet one-way shear, two-way shear (punching), and flexural requirements. The plumbing system applies a down-feed method using a Ground Water Tank, transfer pumps, and a roof tank, with separate wastewater and stormwater systems. The total construction cost is estimated at IDR 79.42 billion, with an average of approximately IDR 21.7 million per square meter and a planned duration of 27 months. Overall, the project is technically and financially feasible.
