Abstract

The teaching and learning process, a conducive environment is necessary to enhance quality. Therefore, infrastructure is needed to support teaching and learning activities. To determine the economic value of a building by considering the operational costs over its lifespan, the researcher employed the Life Cycle Cost (LCC) method. This includes the International Labschool Building at UNESA, which requires a maintenance cost plan and an assessment of the life cycle cost, from planning to the designated lifespan of the building. The research found that the Life Cycle Cost from planning to the planned lifespan of the building (50 years) amounts to IDR 701,382,124,737 which includes IDR 14.649.751.932. (initial costs), IDR 667,268,968,558 (operational costs), IDR 10,731,206,385 (maintenance costs), IDR 8.012.664.637 (replacement costs), and IDR 1.417.784.093 (demolition costs).
