Abstract

Batu City, as a leading tourist destination in Indonesia, attracts many new residents, increasing the demand for housing such as villas. Parama Panderman Hill in Batu District addresses housing development challenges, including delays, poor quality, and legal issues, by focusing on quality, environmental sustainability, regulatory compliance, and affordability. Strategically located near industries, educational institutions, and public facilities, it targets the middle-to-upper class. The project involves data collection, location analysis, housing unit and facility planning, and technical designs that adhere to standards outlined in Regulation No. 1 of 2018.
