Abstract

The final assignment titled: “Procedure of submission and feasibility review of debt to House Ownership as Effort to Press troubled debt at PT. BPD East Java Lamongan Branch”. The research purpose is to find out procedure of house ownership debt submission, feasibility review of debt, and efforts done in minimizing troubled debt at PT. BPD East Java Lamongan Branch Data collection technique used in this research are interview and documentation. Data analysis technique used is qualitative descriptive, which is data processing in sentence from data found and can be used to conclude problems and finally get a conclusion. The research showed that first of all, in House Debt (KPR) submission procedure, consisted of seven phases, they are debt request, interview, and investigation, field survey, debt analysis, file submission to the leader, debt agreement, and debt realization. Second, the House Debt (KPR) submission feasibility should fulfill 5C and 7P principles, completeness of document, debtor account balance, and debtor shouldn’t have other debt in meaningful amount. The third, effort done to minimize troubled debt are monitoring/visiting debtor, monitoring development each month, do debt administration arrangement, and do debt collecting effectively. From above data there can be concluded that House Debt (KPR) procedure at PT. BPD East Java is very easy and not complicated, so it made debtor candidate easier in fulfilling their needs of residency. Although the procedure is easy, debtor should be suitable with feasibility criteria stated by East Java Bank, because it’s aimed to minimize trouble debt. Advice given by the researcher to House Debt (KPR) product is, in feasibility determination of debtor candidate, bank should be selective and it’s done in objective without viewing personal needs to avoid trouble.
