Abstract
The purpose of this study is to provide alternative solutions to the procurement of fixed assets is more favorable between leasing with bank credit. This study uses a case study approach, this research was limited to financial statement analysis and alternative policy in meeting the needs of fixed assets financed by the funds come from bank loans in 2007, 2008 and 2009 and the alternative provision of fixed assets carried out by finance leases in 2007 , 2008, and 2009. The analytical tool used is a comparative analysis of alternative lease financing with bank credit that is by comparing the weight and spider net from the second alternative, and use the investment feasibility analysis of leasing with bank credit (PP, NPV, PI, IRR, and compare between the PP, NPV, PI, IRR of the two alternatives). Results from the analysis of sources of financing from banks and leasing viewed from the projection of income, net income and total expenses incurred to show more profitable company in financing from the bank. It is based on the assumptions inherent and inseparable from the financial projections are taken into account. If, a change in one assumption of financial or a combination of several assumptions, it can affect the conclusions in net income and financial feasibility. While the results of the feasibility analysis indicates that the NPV of bank loans amounting to Rp. 118.870.673.793, 58 Rp118.763.611.609.199 So while the NPV of leasing am larger NPV is the NPV of financing by leasing. For the analysis of the IRR of 8% of bank loans and leasing of 8% means that IRR is more favorable bank loans while the PI for bank loans by 8.6% and 8.5% more profitable leasing bank loans because PI is greater than leasing. While Payback Period for bank loans is 0.17 years and 0.16 years leasing. Government debt is bigger than the PP leasing. This suggests that bank financing alternative has advantages in terms of feasibility analysis.
