Abstract

Competition among construction companies in getting increasingly tight market. To win the competition, companies must have competitive advantages that are not easily imitated by competitors. One of them is implemented in the company's management. Management at each company will never the same, because the management is unique. The uniqueness of the company's management is quite varied due to the existing process, namely planning, organizing, directing, monitoring, and controlling. Companies with good management will be able to win the competition because it can perform high efficiency without sacrificing quality and customer satisfaction. The methodology used is rescedulling (rescheduled) a building site of Administrative Sciences UB Malang by using Primavera Project Planner and comparative analysis of cost and time between projects with Primavera program analysis. From the results of calculations performed by using Primavera Project Planner 3.0 program, known duration / timing of the total for the first phase of 156 days from the time of the initial 166 days, which means there is acceleration of 10 working days (6024%). For phase II of 122 working days from the time of the initial 148 days, which means there is acceleration of 30 calendar days or 26 working days (18%). As for the phase I project cost analysis results obtained Primavera total cost of Rp 3,136,516,191.60 (including contractor profit and VAT 10%) of the total project cost is budgeted at Rp. 3,100,000,000.00. (Including contractor profit and VAT 10%). For phase II, the results of analysis with Primavera acquired the total cost of Rp 2,123,901,122.20 (including contractor profit and VAT 10%) of the total project cost is budgeted at Rp. 2,206,000,000.00 (including contractor profit and VAT 10%). The above means there is a difference in cost minus Rp. 36,516,191.60 (lack of funds of 1:18%) for stage I and plus Rp. 82,098,877.80 (a gain of 3.72%) for stage II.
